Does an extension always need planning permission?

No. Our Victorian terrace extension needed no planning permission because it fell within permitted development, but it still required building regulations approval, as most extensions do. Building regulations are minimum standards for design, construction and alterations to virtually every building. We confirm which approvals apply before design work starts.

What is the best way to add value to a property?

Adding rooms is usually the most effective way. In one project we turned a two-bedroom flat into a three-bedroom, two-bathroom apartment by adding a bedroom and dividing one bathroom into two, increasing its value and allowing the owner to refinance.

Can I build a garden annex without planning permission?

Often, yes. Outbuildings can fall under permitted development if they meet size, height and use limits. We designed and built an annex in Northamptonshire this way, securing a lawful development certificate with existing and proposed drawings, a site plan and a location plan.
