We prepare the drawings and documents your council needs and handle the application for you: householder planning permission, listed building consent, lawful development certificates for permitted development, change of use, and building regulations approval. We also liaise with planning officers until a decision is issued.

Planning Permission & Approvals: your questions
Do I need planning permission for a rear extension?
Not always. Many single-storey rear extensions to houses fall under permitted development, which needs no planning application. Flats and maisonettes have no permitted development rights, and listed buildings and many conservation areas have extra restrictions. Building regulations approval is almost always needed either way. We check your property before you spend money.
How long does a lawful development certificate take?
Councils aim to decide lawful development certificates within eight weeks, so allow eight to ten weeks. You need drawings of the existing building, drawings of the proposed building, and a site plan and location plan so the council can identify the property and check which rules apply.
What is listed building consent?
Listed building consent is permission from the council to alter, extend or demolish a listed building in a way that affects its special character. It is required for internal as well as external works, and carrying out such works without consent is a criminal offence. We prepare the drawings and heritage justification.
